Document Checklist
Curious about what documents you may need to obtain a mortgage loan?
Not all borrowers and mortgages will require all of the below items, and additional documentation may be needed along the way.
The mortgage consultants at Red Oak Mortgage will guide you through providing the correct documentation through our ROM Portal, but feel free to use this as a reference!
Income
Most recent 2 pay stubs for all borrowers who receive them
Most recent annual W2’s (plus 1099s or K1s, if received)
For Social Security or Pension income, copies of the most recent award letters and last year’s 1099
For self-employed borrowers, the most recent year’s personal and business tax returns
Assets
1-2 months’ recent consecutive bank statements for checking/savings. We may also require 2 months (or quarterly) retirement (401k/IRA) statements if using those funds for closing or reserves.
Identity
Legible copy of the front & back of your driver’s license or passport.
Insurance
Copy of your homeowner’s insurance declaration page
Purchase
Fully executed Purchase Agreement, all pages.
Addenda to the Purchase Agreement, all pages and fully executed.
Name and contact information for your realtor & attorney.
Proof that your Earnest Money Deposit (EMD) has cleared your bank account.
Investment Properties /Keeping Current Property
Current insurance declarations for each property.
Current tax bill for each property.
Current mortgage statement for each property (if applicable).
Copy of your HOA coupon for each property (if applicable)
Lease agreement if the property is rented.
Child Support/Alimony Obligations
Copy of the divorce decree or court order plus all pages of your settlement agreement.
